Mortgage Advice

Had a mortgage promise agreed with Halifax, found a house and I called up and chose the best mortgage and had a full credit score which went through fine, have instructed surveyor and need to take in id, payslips, address verification and a third party reference form, is that it or could we still be declined.

    have you had a mortgage offer or an agreement in principal?

    If it is an AiP you could still be turned down if you documentation doesnt support what you have said in your application.

    I am presuming we have had a mortgage offer, as have instructed the surveyor. We only need to take our id and payslips in which match what we put on the mortgage application I am not really sure and what stage we are it is all very confusing.

    You will have had an agreement in principle.

    A mortgage offer is issued after all documentation has been received (and is satisfactory) and a valuation carried out (and is satisfactory)

  • thats right by the last post. Its an AIP and not an offer. Halifax can still change the mortgage promise (agreement called mortgage promise by Halifax) if the valuation is different to the estimated/anticipated amount and if your salaries are made up differently than stated i.e overtime etc then all of this can change the amount offered. Even a missed middle name on passport can mean rescoring the application and changing everything. However if you have told the honest truth about income; included the full names and been correct with your last 3 years address history and the survey goes according to plan then it should all be fine and there is nothing much to worry about. Take it easy and let the next stage of your application allow an offer of loan. You are almost there and get the paperwork they seek to them ASAP and push the survey on and you can sleep with ease.
