    From you list only, the 2 yr fixed seems the best as long as you remortgage when the two years is up.

    I have seen this one:

    West Bromwich B/Soc

    2 year tracker base plus 0.2% thus payrate of 4.7%

    booking fee £449.00 can be added to the loan
    Valuation fee £varies dependant upon value (200,000 valuation = £300)

    NO EARLY REDEMPTION PENALTIES AT ALL ANYTIME.

    Rental income needs to be at least 120% of the mortgage (worked out at a rate of 4.79% for this calculation)

    Fully portable to a new property.

    Overall cost for comparison 6.5% APR
