I am not a financial expert nor a legal expert. I'm a consumer. There are long term trackers out there that would do the job were their underlying rates to stay the same or close where they now. Your problem may be that the amount you want to borrow is not enough to tempt a mortgage broker to even consider your case. Hence you would have to do your own 'legwork'. Are you able to sell the property, deeds in your name etc. Can you get the property into shape to get the best market price for the property. This may require living in what seems like an artificial demonstration home.
I'm sure their will be other inputs from more informed forum members.
