Interestingly, the land registry Quarterly series, which strips out all the noise from monthly data,, shows prices have recovered by 12.5% from trough, and are now just 2.5% below peak.

I have no idea if the post is accurate or not, but if it is then surely it shows just how short the peak actually was in terms of time, if the quarterly dataset shows us almost back to peak already as of the end of Q2....

Land Registry data from the hpc post.

Q3 2007 230,474 - Peak

Q1 2009 198,939 -13.68% from peak

Q2 2009 224,064 -02.78% from peak, +12.63% from trough.

    That is down to pure average prices.
    It would indicate on average more expensive houses are selling than cheaper ones. (say more in London than Leeds)
    They are then being denominated down on the "adjusted" figures.

    Ummm, depends on the area i suppose however in true Hamish style my sig shows the LR figures for my area.............slightly (ALOT) more than 2.5% down from peak i suspect.
