    Thanks guys, some good feedback, I'm going to offer £1500 less due to this development, I'm not sure if the vendor will accept though.

    I think EPCs always state the boiler is rubbish unless you have the really latest energy saving jobby.
    I don't think it always means there is anything wrong with the boiler that is there.

    Sothe boiler is not the most efficient.

    How old is it?

    Chances are it is OK and loads of life left and does not realy need to be replaced.


    If it a very old one you should have picked it up at viewing.

    Either way you are risking anoying the vendor.

    Probably all true.
    If it a very old one you should have picked it up at viewing.
    Ah, come on, you know people only look at room size and wonder if the 3 piece suite will fit ;) and worry about how the hell any builder was allowed to pass off the smallest room in the house as a bedroom!

    True. But it's a buyers market. I'd give it a go. Perhaps ask to have another look round first, take Dad, and get him to highlight a concern with the boiler while you're all there.

    More interesting points, is £1500 a reasonable ball point figure for the replacement of a boiler including the installation, or is it too high?
  • No reason at all why the sellers should pay for the upgrade of the boiler. Why on earth should they? You are paying for the house not it's contents. It is irrelevant if the boiler is new, old, not working at all. It's like asking the seller to replace the kitchen because you don't like the one that's there. The only situation where you could sensibly negotiate is if repairs had to be done as part of the mortage agreement eg rewiring to bring in line with safety standards
  • If the house did not have Central Heating would you expect the seller to pay for it to be intstalled?
