Can I get AIP while still on probation

Any advice appreciated.

I started a new job 8 weeks ago. I have another 6 weeks of probation before being made permanent. The job is going really well and I can't see there will be any problem with being made permanent, but in this current economic climate it pays to play it safe.

I've also just started looking for a property with my partner. He has a permanent job, but our repayments would need to be based on both our incomes. He couldn't cover the mortgage alone. We have a 25% deposit saved plus some savings.

I want to know if it is possible to get AIP and commence the process of offering for a property (if we find one we like) prior to being made permanent.

We're looking at properties at or below £175k and the stamp duty free threshhold is due to change at the end of December, so if we wait until mid-November to start offering it is likely we'll have to pay another £1500-2000 on the property.

What do people think?

    Can't see you having a problem.
    If you found a house today, chances are it would be at least 6 weeks before you moved in anyway.

    A lender is likely to agree the mortgage now, but make it a condition that you cannot actually have the funds until you are classed as permanent

    Looks ok, as long as you have a good credit history and no other major debts in the background.

    So yes you can get an AIP

    Well done on the 25% deposit!

    Some lenders will be ok with you now, even in probation, but a good whole of market adviser would be able to tell you which ones
