Knocking at vendor's door

I did something very cheeky this morning, I was in the area viewing a house and saw two others I was interested. I just saw the vendor who was clearing his house and asked him whether I could have a look and he obliged and was very nice about it. He also told me the price he will accept if it was a cash sale.

The second house, I did phone the EA and he told me the house is under offer and again it's still on the market with the sign on sale. By chance I knocked on the door and the owner was in the bath but she did come to talk to me and told me the first buyer withdrew and the second buyer is having the house survey next week. She was a bit reluctant for me to have a look but she did let me view as when I spoke to her she realized I am a serious cash. She wants a quick sale and she took my number to get in touch with me in case the second buyer withdraws. I really like this house and I do not think there will be any change of getting it. First, she says, she cannot let me view without the EA's consent and I must not let them know. So, I guess, if the other buyer has booked his survey, there will be no hope for me. I do not see any other reasons why the sale should not go through but will wait for a week or so and then make an offer to the first house I have seen. After a survey, what other reasons could a buyer pull through? Thanks

    bad survey report ? I pulled out after survey because vendor was willing to negotiate a new fence when i wants commitments from him to underpin (as highlighted in survery) and replace roof structure, the best offer he made was to change the kitchen cupboard doors and put up a new rear fence, he wouldnt negotiate on price and would not allow me to get a builder to quote repairs highlighted in survey ... sadly another 6 people fell for the same property and had to pull out after survey, in the end a developer bought it off him 15K less than asking price.
    If it doesnt pay rent sell it.

    Lots. Their own buyer could pull out, changes in circumstance, problems with the searches, deeds (on your property or their own), mortgage problems. I lost a buyer because their kid didn't get into the schoold they wanted! Years ago I had a buyer who went on holiday with BF, they were meant to exchange on their return, had major row on holiday and split up and pulled out on return.
