Renting flat out in Edinburgh

Thinking of renting my flat out and, instead of doing it through an agent, was considering doing it myself and just placing an ad on Gumtree. Its a 1 bed flat in Stockbridge. Before I do, just wondered if anyone else had used Gumtree and if they would recommend? Also any advice from those who rent their property out privately - im not sure if it will be more hassle than its worth! Thanks in advance.

  • You need to register as a landlord (even if its just the one property) whether through an agent on dealing with the let yourself.

    You need to make sure you are covered with the right tenancy agreements etc.

  • As previous posters have indicated, get registered with council, very easy to do online. The city council website also has very good downloads for landlords - tenancy agreements, SAT forms, inventory, etc.
    Do get all the gas and electric checks done, and remember to inform your insurance and mortgage co if any. I know it seems a lot of work, but it saves you a lot of money in agency fees, and potential problems in the future.
    I let two out properties without any hassle, tenants prefer to deal with you direct, and tend to look after places if the know you.
    Gumtree attracts lots of people you don't want to rent to, IMHO, I used Citylets and got very good quality responses for £39 fee.
