    even if lenders can afford to lend at lower rates , this produces a sudden influx of business and then the services generally suffers

    I disagree. Nationwide were very competitive for ages, at 4.39% 2 year fixed, as were Halifax, and to be honest I had nothing but 5* service from them both during that period and during last years 4.29% deals. I had an offer out in 7 days from halifax, but in my opinion when it comes to service, First Active and RBS are way better that the rest. (With the exception of BM Solutions and the one minute mortgage)

    I was talking more about the smaller lenders although my local C&G contact has issued a warning that they expect to have some delays & I've found my NW processing unit has certainly been under strain of late ( although I do have a soft spot for them)

    Bos ( after their 3.99 deal) - still problems now getting thro'

    Halifax - as a lot of my cases go to premier unit - yes the service is generally v good

    What do you think of the Woolwich ? each time I try them I seem to hit issues , but hard to ignore current product

    The woolwich in my opinion are an administrative disaster. The lifetime tracker is excellent and I have been recommending it but I am dreading the admin side of the mortgages and explaining to clients why it takes so long.

    BOS haven;t been great lately but I've only got one case with them. C & G are under strain yes I agree, but i think they are doing OK considering the volume of business they must be getting.

    As for Alliance and Leicester they have no excuse they are barely competitive and still performing badly. 22 mins until i got through to service centre the other day. It took them 9 weeks to get a straightforward remortgage completed I've been seeing my @rse quite a bit!

    Reading this thread with interest... I have looked at a 5 yr fix at 4.99%, fee £550, and dithering whether this is good, or to hang on and wait and see what rates do. I will save £34 month, so will take me 16 mths to get back the fee to save anything. What do you really think rates will do, and should i jump at this? thanks for any advice

    Not familiar with it. Which is worrying! If it was massively competitive I would know if off back of hand. I'm sure there will be better. have you consulted a whole of market advisor?
