Would setting up their business enterprise as a plc mean they avoided this risk? And if so how difficult would this have been for the amateur BTL landlord to do?
A plc has an issued share capital of a minimum of £50,000. So I assume you mean limited company.
The mortgage would be need to be in the name of the limited company itself not the directors personally. Or at least the directors would need to provide personal guarantees.
How many lenders will advance monies to a company with no assets or income? I would say in the current mortgage market none.
Limited companies by their nature have limited liability.0 -
Thank you. And by exhaustive effort, I finally get to my point. BTL propped up the last years of the housing bubble - that and poor mugged people with ridiculous prices of course. BTL no longer works - for MOST properties. Therefore, ladies and gentlemen of the jury, I put it to you....

Yes house prices will fall again. I'm a bear (at the moment..... unlike some I am capable of switching according to how I see the market) and this is easy enough to say.0 -

currently house prices are supporting 2009 house prices.
house prices also seem to be have an increasing trend.
On very low transaction levels.
Share prices swing up and down daily. Goldman Sachs trades Vodaphone shares in a minmum $15 million a trade volume. Houses move singularly most of the time.
A price is only what someone will potentially pay for it not what its actually worth or actually realises. There is a difference.0 -

natwest have done it twice in the last 15 months - no personal guarantee required.
on another mortgage - Mortgage Express wanted a personal guarantee against the property.0 -
I wasn't specifically 'targetting' you. Just trying to make / understand / believe my point, about prices falling further.
Even Hamish agrees on short term falls over the winter.

no the market dictates the price - values have gone up, this is due to market conditions. this is a 2009 market, you cannot apply 2007 or 2008 rules to your theory.0 -
