Building control

Hi folks looking another piece of advice, Has anyone ever changed their loft space into a room without building control? If so what are the implications when you are selling the property and havent got building control for converted loft. Thanks.:confused:

  • So far as I understand (and someone more clever could correct me!), if you do not have building control permission, the estate agent cannot sell your property as having an extra bedroom - it is a 'floored roofspace'.

  • The Estate Agent could still sell it and probably get a sale agreed on it but when it comes to the solicitor crossing the I's and dotting the T's this is were it will fall down!!

    To convert your loft you do require Building Control because there are a lot of Health and Safety, fire safety and other regulations need to be met. Plus be aware that you house insurance may be invalid if anything was to happen and Building Control hadnt passed the conversion!!

    Currently converting my own loft at the minute & everything stated up to the minute is correct.
    Without building control - you cannot include the room as part of the house specification when selling (ie. 3 bed instead of 4 etc...) but it doesn't mean that you cannot sell your house at all.
    Regs seem to change on a yearly basis and so personally for the sake of the £180 building control fee, I'd do it right and be confident that what you have built is not only legit but safe for you family to live in.

    I would agree with this from what I know (for all it's worth) it would merely be a floored roofspace so you could argue would in theory add minimal value to you house...

    would also agree with Enemies.Closer's comments in that it could allow potential buyers some elbow room to maneuver (In the wrong way if you know what I mean)
