Alternative to Bridging loan?

We have found a house we want to buy, but the seller wants a quick sale.
My deposit is tied up in my old house (mortgage ends in 4 years), (which is on the market but no offers yet). My bank (HSBC) dont do bridging loans, and its been 20 years since i moved house before - can anyone advise me what options are available. thanks

other lenders do bridging loans, they're expensive though. Could you not raise a further advance on the old property?Happily an ex mortgage broker!0
