All the local houses I was watching that sold in the spring bounce have had prices come up now - it is mid-September! and it should take no more than 3 months to see them on the sold prices websites.
Why have yours not shown up?

I'm well aware of the date.
It's well past 3 months. More like 5. They moved in ages ago so presume it's not been sold to a "commercial entity" either.

I too have tried watching for a property I know has sold to look for the sale price.
I have given up now as it's over a year and still not showing.:wall:

Not seen the 'close to asking price' scenario near me - sold prices suggest that the gap depends on how overpriced the property is; a few will sell near asking price, when they judge the market correctly; others will have to accept substantial cuts.
Certainly not much property out there. But not many buyers with the means to buy them at silly prices either.
Very little property has changed hands in my immediate area in the past year. Then 2 houses go on the market and both are sold within a week.... and at what I regard as high prices. One certainly needs modernisation and refurbishment.
Shows that in any market in the right area property will sell.
Property sales volumes are so low that really its not possible to know the true value of property.
Once sales volumes increase then we can see if current prices are supportable in terms of affordability, availability of mortgages etc.0 -
You can find out the price by being a bit cheeky. Get their phone number, then phone them and pretend you're compiling a survey of service provided by EAs. Ask them questions like if they looked online or just in windows, how many did they view before buying, did they spend more or less than they set out to, how much was their house for sale for, what price did they buy it at, what would they rate the EA service on a range of 1-5.

Sometimes I think there are just problems with the online databases too. The flat next door to ours sold in Oct 2005 and again March 2008 ... I looked it up online about a year ago. Not up here.
Average sold prices in July 2009 (last available data) are now back up to within one percent of where they were in July 2007. And still rising.
