if it's that recent you are really going to struggle in the high street unfortunately...sorry. Rates elsewhere won't be too cracking
75% ltv will certainly opn up a fe more rates for you and also better affordability calculations if doing this just in your oh's name. May be an idea to get some help from a good whole of market broker who will be able to look into the income side of things for you without getting credit scores done will nilly.
