    I will be buying again say within a year so say mortgage rate would be 5%, currently savings rate is 3% ish

    If you cashed in this policy and used the lump sum to reduce the (notional) mortgage @5%, also increasing the monthly mortgage payment by the amount of the endowment premium to maturity, your total return would be £36,103, that's with no risk.If you put the money in a savings account at net 3%, also paying in the premiums, the return would be £28,983.

    There is no premium in these forecasts to compensate you for taking investment risk.You would be better IMHO to dump these policies and either reinvest in a modern (tax free) stocks and shares ISA with no unnecessary extras like life cover, where your returns will not be eaten away,or use the money to increase your deposit when you get your new property.
    Trying to keep it simple...;)
