Britannia Share To Buy Mortgage

Hi all,

Does anyone have any comments or experience with the Britannia Share To Buy Mortgage? I just came across it through Money Supermarket and it looks like a very good deal for me and my g/f:

We are looking for a 90% LTV mortgage with a decent rate and this seems way better than anything else out there with no obvious catches that I can see. We meet all the criteria stated too (FTBs, graduates etc.).

Of course, if and when, interest rates rise we may end up paying over the odds but it states that we can switch to any other mortgage at any point without penalty. I realise this would mean then we could end up with various fees for setting up a new mortgage but as this one has no fees at all (even free valuation) then we haven't really lost anything.

So am I missing something here or is this as good as it looks?
