The way I see it, if we have to apply for a mortgage, may as well get a free signed manU shirt plus £40 voucher to spend at manU megastore...

Even accepting your £500 valuation of the shirt and ignoring football loyalties, you really want to ensure that your are pursuing value.
If you can find a £100k mortgage that has a rate 0.1% cheaper for 5 years then you will have benefited to the turn of £500 anyway and won't have to stick a red shirt on Ebay to do it.
