Commercial Property Mortgage Help Required

I'm lookiing for help I require a mortgage for a commercial property that I want to lease out. The problem I have is that I went to the bank to try and get this and it turns out most banks don't just do it. The RBS does it but want 30% up front then 8% on the rest of the period of the mortgage. Does anyone know where I can get what I'm looking for ? Or how does these rates compare? I need this sorted out fairly quickly and I'm away working at the moment so trying to sort things out over the net!! ANy help on this would be gratefully appreciated.

What sort of property is it?
What purpose will it serve?
What is the value?
What deposit can you afford?
What is your credit like?
What rent will you get for the lease?
