Gumtree ad for market research - scam?

Saw this on gumtree, and sounds a bit too good to be true, but they've paid for it to be marked 'urgent', so I'm a bit unsure. £200 seems high for market research, and the wording seems a bit... basic. Do we reckon it's just phishing for email addresses, or could this be genuine?

Edit: Suppose it would help if I added the link! - http://www.gumtree.com/london/45/45388345.html

Cheers
