    I wonder if the OP has used the wrong term ... she says it's a 2-bed flat, so I am assuming she sleeps in the other room.

    OP - I think what you are really after is a Monday-Friday type of lodger, a contractor working locally. In that case, it's not a B&B, more of a lodger arrangement. Like this: http://www.mondaytofriday.com/
