Best fixed rate ?

I'm going to be looking for a new deal.
Rough figures are as follows

House worth approx £125000
Mortgage outstanding £80000

I want to borrow around 20K-25K to extend and improve,so I will be looking to borrow around 100K-105K,which is around 85% of the estimated value of my house.

I do like fixed rates as I like to budget accurately.
I do not want to pay any fees if I can help it.

Any pointers ??? ???

Some "laypeople" may have suggestions, but IMHO really needs to be sourced correctly

Thats really asking for advice, which is difficult to do on these boards (a broker/ adviser needs to talk thro much more)

To source it yourself look on the comparsion sites ( see martin's mortgage links below)
or
ask a broker ( some charge fees on top of what the lenders pay - some don't)
( I'm not taking any on new business for 3 weeks)
perhaps worth calling London & Country ?
