Hi
My fiance and I would like to buy property together in the future. I already own a property and am self employed but what is the likelihood of us getting a mortgage together with his career being a professional gambler?
What would be required of him to prove income etc as he is not technically employed.
Thanks
Sam

His income would not be taken into account by any lender.0

You could maybe get a "self certified" mortgage but with the current climate these are very thin on the ground. Plus you would need a hefty deposit.0

Wouldn't he be able to get the same mortgage as any other self employed person? If he can produce his annual accounts (probably 2 or 3 years worth) demonstrating a regular income from his gambling, then I don't see the problem. No free lunch, and no free laptop0

No lender will take 'gambling income' as income, self-cert or not.0

Professional gamblers don't have any earnings that they can self-certify, they only have winnings. And losses..................
....I'm smiling because I have no idea what's going on ...:)

If your b/f is a proffesional gambler, then surely he would be able to win enough money to buy a house outright. If he's not gambling all day, he could take a day job for a few months, thus producing a checkable wage for the purposes of a mortgage appliccation. There's nothing to say he can't leave a job any time he wants, so long as he meets his monthly mortgage bill, no-one need know.Never Knowingly Understood.

The whole point of self certificated morgages is to self certify your income. You don't need proof of income to self certify.0

Yes but the lender will ask what the income is and the occupation. Which will not be accepted. self-certing doesn't change what a lender's criteria is in terms of employment, occupation and income source.0

Well I didn't know you could be a professional gambler!
You learn something new every day I guess. Sorry that was really of no help at all.

Let's hope the " big one" comes in for him........ then you won't need a mortgage and can buy for cash instead :cool:I am a Mortgage adviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
