estate agents fees in Belfast

how negotiable are estate agent fees in belfast .
I have been quoted
£100 EPC
£200 for a sign
+ 1% selling fee + vat
south Belfast area

    1% is the least you will be asked to pay - I know some of them are 1.5! Also quite a few have asked for their outlays up front before they will put on their books - around £300 to cover sign, advertising, admin etc. They are without a doubt the most expensive part of moving house - I work in a solicitor's and can't believe that for an average transaction their fees are almost double ours!!

  • We got ours for 0.75%+vat, no sign or brochure fee, but that was arranged 2 years ago!
    Ensure that the cost covers getting on propertnews and propertypal - some only like to put it on their own website.
    Get the EPC independantly and it'll be £69 all in. (just google NI EPC).

    An other way may be the fixed fee options (like the agent on Grand parade) .

    I'd say fees are less negotiable than they were. When we tried selling in September '06 we got the fees down to 0.5%. We failed to sell at that time and remarketed in September '07, after the crash had begun, and the EA wouldn't budge from their 1%.
    Still, there's no harm in asking!
    Halifax used to charge a flat 1% + vat and the board etc. was included. Templeton Robinson were the most expensive at that time as they charged almost 400 for the marketing as well as the 1%.

    I work in a solicitor's and can't believe that for an average transaction their fees are almost double ours!!

    Maybe they do double the work in actually selling the house not just the paperwork

    If it's South Belfast, try Hampton Estates. I have used them several times and very professional.

    Just phone around them and ask them what their selling fee is at the minute.....

  • hi i work in an estate agents, and know that most of them wont discuss fees over the phones as a lot of agents try to undercut the other.

    the epc can be done for £69 or so as someone else mentioned - but this may rise if you have a bigger property

    also the fees wil depend on the size of the property and estimated value - e.g for a property under £100,000 the fees will more than likely be fixed say £1200 or £1500. for properties over £120k you may be looking at 1% +vat

    outlay & advertising varies - to pay over £200 plus vat - no matter who or where the agent is scandulous (poss typo sorry!) propertynews mag is going downhill - their prices have went up and not as many copies are being used but their website is fab

  • Well, we used Vision Estate agents to sell our property last year and they were fab!
    They had a set fee of £950 and their service was great!
