    only reason i was worried about the ltv was that i wanted to see if i could overpay a tracker now so i could long term fix at below 60%ltv,
    not sure wether to join a tracker at 2.95% or ten year fix at 5.69% if i went with tracker i could overpay to the value of the fixed rate each month, (£160)

    10 years is a long time to fix, how confident are you that you won't want to move in that time?
    Can you not afford to overpay a smaller amount on the fixed?
    What term is the tracker? Are there ERC if you need to get out and switch to a fixed sooner than you think?

    were fairly sure that this house will suit us for at least ten years,as its our first time were not completely sure how much we will have to spare as all our calculations are pure guess work at this time, if we find ourselfs with money spare we will pay it back in,
    the tracker is £1000 start up fee with no ERC,currently at 2.95% upto 25years,
