chances of getting a mortgage?

I have recently posted another thread where my homebuy dream home has gone pearshape because RBS first approved my mortgage, there was some error in the home reservation form, had to re-apply but this time REFUSED me because of an 'internal marker'. I had defaulted on a loan from RBS 11 years ago but did not go to court.

So now my FA has submitted application to halifax. (these are the only 2 lenders on this scheme)
I was wondering based on the following what are my chances bearing in mind RBS accepted me because everything was fine except for the internal marker against my name which apparently would always be there (its not recorded anywhere else like on my credit file etc)

Here we go:
Experian score 999
Current address over 20years (mums)
Current employer 11 years
On electrol register
good salary
loans being paid regularly
credit cards paid regularly
mobile phone contract taken out no probs
broadband and phone line contract
no late payments
no defaults, no ccj's, nothing showing on my credit records.

Based on this is my chances should be quite good apparently but i am in despair because my wife doesnt know and I wont hear from halifax for a few days and to put it simply I cant sleep. I need re assurance, I keep going over it in my head trying to find a reason why they will rufuse me but i cant unless they are aware of this 'internal marker' which as mentioned does not show up on credit checks etc. Its because of my dealings with RBS 11 yrs ago so hopefully as long as its not RBS I should be OK but im soooo stressed.

    Well I have been accepted by the halifax with:

    Experian score 645
    Current address only 18 months. And only 18 months in the one before that. And only 1 year in the one before that.
    Current employer 18 months
    On electrol register
    good salary
    loans being paid regularly
    credit cards paid regularly
    mobile phone contract taken out no probs
    broadband and phone line contract
    no late payments
    no defaults, no ccj's, nothing showing on my credit records (although £12k in debt at time of application)

    As you can see I am at a much bigger disadvantage than you but I was accepted quickly and made sure I had all the paperwork needed to back up what I had written down in my application if they needed to check anything (which they did). I hope this puts your mind at rest a bit.;)
  • Hi biggurs, must say congrats for having a 999 rating on experian - respect to you!!

    It's good that you found out exactly why RBS rejected your second app. I'm not an expert but would be pretty confident about Halifax accepting. They won't have access to your RBS account history that's causing you the problems so they'll be going by just the info on your app form & credit file, which we know is in top form!

    You'll prob get marked down a teeny bit for this being the 3rd search on your file but with your score it should be fine. If the banks won't lend to you then goodness help us all because I don't think they will lend to anybody!!

    My FA is off until next week. I cant hang on waiting for him anylonger so in order to avoid suffering a stroke or something similar I have just rang up the halifax and explained that my FA is off untill next week and i really need to know if my application has been approved.

    THANKFULLY MY PRAYERS WERE ANSWERED.The very nice lady I spoke to said it has been approved providing they get the relevent information like my latest payslips etc etc which they have requested off my FA but as he is away their requests have not been answered yet.

    So i'm off to fax copies of my wage slips to my FA office!!!
