renting before bankruptcy

we need to rent asap before our bankruptcy gets rubber stamped my question is will we still be able to pass credit check for renting privatley-my credit file is destroyed but my wifes is still ok only a couple of late payments on her cc

  • your best bet is finding a private landlord as agency rents can be sticklers, a private landlord may just let you have the property based on if he/she likes the look of you and you can give him the deposit and rent up front they want.

    Hi Podge, I had a very similar situation-I needed to secure a tenancy before going BR. I quickly learned that no LA would entertain me as I was going to be paying my rent with the help of Housing benefit (LHA)

    However once I had found a property from a LA that accepted this I let them know straightaway that I was planning on BR. They spoke to the LL and they said they had no problem as long as I had a good gurantor. It's all going through at the moment and hopefully I will be moving soon.

    I don't know whether you will be claiming any benefit but thought I would mention it in case that was relevant at all. :)

    From what I have learned from this board the credit check won't show up defaults-this info is only available to lenders but once you have gone BR the OR is supposed to inform your LL (though apparently this isn't always the case) You may find they will be ok as long as you have a deposit and rent in advance-Be sure to make this clear, they take more notice when you tell them you can pay as opposed to just giving them the not-so-good news!

    In any case I would just be honest with any LL/LA that you approach-they may still consider as you have been upfront with them and it may even count in your favour as strange as it sounds:)

    I would say that private LLs are likely be more accommodating because they are not bound by so many conditions and can make decisions on a tenant-by-tenant basis.

    ive just found out today that ive had my letting request accepted and we get the keys in to weeks.

    Unfortunatly your in for a challenge as all but 2 LA wouldnt talk to us and then only a few of there LL will accept you. Luckily the LL that accepted us was a friend of the owner and its his first property. with me being in a secure job did give the application a big positive though so if your working this may help.

    Also talk to the agents and explain your situation and let them know due to your circumstances you will be looking for a long term lease - also a plus.
