claiming back bank charges does this apply to mortgages aswell?

Hi I've been reading up about claiming unfair bank charges from your bank but does this apply to charges made by banks and building societies in regards to your mortgage?

The bank charges being reclaimed are effectively penalties for not conducting the account correctly.Warning ..... I'm a peri-menopausal axe-wielding maniac0 -
I would argue that fees for missed payments and arrears charge would be applicable as mortgage companies will charge a standard charge for sending you a letter which is not proportionate to the actual work involved.
I would also argue that should the arrears persist and the actual work become more complex than just sending you a letter then you will get charged for this in addittion.
