She is trying to twist things round to make it look attaractive, but what she is saying is wrong.

Seriously, look for another place without this hassle, because she is trying to pull the wool over your eyes, rather than help you out

This is no friend, she is out for what she can get and is not doing you any favours - rather the other way around.

Don't touch this offer with a bargepole. She wants to sell and she believes she is entitled to a profit, it's as simple as that.

Just to say to all of you, a massive thanks. I have now emailed the reply based on all your responses and on friday I put an offer in on a HOUSE that is much more realistic at a much better price. I have also got enough to put a 10% deposit on it and even moreso am applying for a mortgage based on truth.
Thanks for helping me to realise the true reality of my "friends" offer.
