Our LTV IS 60%. The best 5 year fixed rate mortgage that i can see is 4.99% with Britannia. Does anyone know of a better 5 year fixed rate that this?

HSBC are doing 4.95% (don't know how fees etc. compare). There's nothing below this at the moment.0

we're hoping to get signed up for a 10 year fixed rate at 5.69 might be worth considering0

Co-op don't have a 60% product, but their 75% is 4.99 for 5 years and is slightly more flexible in terms of over/underpayments and payment holidays than HSBC (which is only 20% on top of the monthly payments per month). The valuation fees are quite a bit higher though.
edit: They also have "5 year Capped Tracker (Bank Of England Base Rate+2.49%) capped at 5.99% until 30.09.14 - Currently 2.99% until 30.09.1", again for 75% or better.
That one obviously depends on where rates go and how quickly, but I need to sort something myself within a week and it's tempting to go with that. I have a little over 40% deposit and there doesn't seem to be anything better than the deals for 25% really.0
