Poor/Fair Credit Rating - 30k Loan
Hi,
Pls help!!
I would like to get a loan of 30k - which I know is a huge financial commitment  and I won't do b4 making extensive budget out - the loan would pay to convert my property in to two. The sale of the bottom property would be £70k-£80k (am in a thread in other chat forum bout this) meaning that I could repay the loan in full after a period of time - so need one with no early repayment charges.
Does anyone know who is likely to accept me for a loan of this amount with a Poor/Fair Credit rating? (no CCJ's or anything like that, few missed payments on credit cards). I did the link on this w/site to get what your credit rating is and it said Fair, but I have sinced applied for a Northern Rock and a Post Office loan and have been turned down - hence the Poor/Fair.
I don't want to apply about anymore than I have done and lower my credit rating even more.
All help appreciated!!

Best bet is probably going to be a further advance on your mortgage. For that amount, you'll be looking a secured loan anyway, so you might as well use your existing mortgage provider for that.Warning ..... I'm a peri-menopausal axe-wielding maniac
