Realistically how quick can a house be built

1090 sq ft and fully turnkey. We where originally told it would be ready for December but only the foundations are down and for me it's unrealistic to think we'll be in for Christmas.

As I'm not a builder, I'd like someone to advise or is it a case of how long is a piece of string?!

Timber frame or Brick & block
    Standard house or smart home
Turnkey with carpets or marble floors etc...

Like you said, how long is a piece of string?
Generally an architect will tell you that from start to finish you're talking 12months door to door
1090 sq ft isn't huge but we've no idea of the style, roof structure etc... but I'd like to think 4 months would get a timber frame up & fitted out.

If it's in a development and the builders have done the same house several times, 5 months sounds realistic.

Thanks - we had been told December would be easy, but with a baby due in January and living apart at present, I'm starting to panic

  • I may be wrong but if it is not timber frame and there's walls to be plastered and concrete floors, it can take a while for these to cure and dry out properly... if painted before properly dried out they tend to flake.... but then it is still only mid August so would't panic just yet...... Not sure if you know the Avonridge Development at the back of Rushmere Shopping Centre but they are Timber frame and they lashed those up in no time.... It's a bit like Mecano.. they come to sight and you just bolt them together.. OK a bit of brickwork on the outside but honestly I'm sure they built a pair of semis there recently in a matter of 2 months..

Avonridge was very nearly the house I was going to go for, but got a cheaper deal and in the countryside - TE Graham who built them has done Avonlea and Avonmore and they're great houses.

My house is definately not timber frame - and the builder is to paint it out so I think I'll be having the baby where I am

I remember when I was building my own home, one of the timberframe companies had a house completed in approx 10 weeks... Not sure which one it was but it might have been IJM.

PM replied to. I wouldn't be worrying just yet and explore the retention / penalty clause root. I also notice your builder is NHBC so this should also be a comfort to you
