Cheap Short Term Finance Needed - 3 months

I am purchasing a commercial property investment and need to raise additional cash for the purchase.
I have £40k tied up in a bond until November 09.
It will cost 60 days interest (at 7%) to withdraw this money before November.
I have never borrowed money before so can anybody recomend a cheaper source of short term funding.
My credit score is 999/1000

    If you are needing to raise £40k, the only option is going to be a mortgage or secured loan, which is going to cost you a lot more in charges to raise than paying the interest penalty on your bond.

    If you needed to raise <£10k I would suggest a loan without early repayment penalty, but you would have to be 'less than honest' on your application form as loans for business purposes are usually frowned upon for personal loans.
