Council Tax

Hello,

I'm currently buying a house which is a TAX Band of B.

Its a converted 2 bed semi to 3 bed semi (Built an extension at the back of the house moved bath room down stairs)

The house was sold for

£19,000 - 1996-07-19
£24,750 - 1996-09-25
£67,995 - 2000-03-31

Makes it look like it should be in TAX Band A?

The question I want to ask is would I get re-branded as TAX Band A? Seeing that it sold for under £40,00 back in 1996?

Any thoughts?

    It may be a moot point anyway as it will be revalued on sale if the extension has been built since the property was last sold and may fall in a Band B anyway now.

    judging by the price jump from 1996 to 2000 it was probably extended then and rebanded during the sale in 2000`

    you would find it very difficult indded to justify why a 3 bed should revert back to a two bed's banding!

    Prices are based on 1991 but if a 'relevant change' happens - eg a sale , and there has been an extension or similar made then the property can be re banded. They will estimate what it would have been worth in 1991 using the property with its new extension.

    If you look at www.voa.gov.uk you can check the property banding and see when it was banded as a B - if this was on or after 1996 then it was likely re-banded after the extension was made and is in the correct band. If it shows it was in a Band B from the beginning then you may have a small chance of argung that even with the extension that it is still a Band A.

    I did a search and it came up with this,

    Band -B
    Composite - No
    Court Code -
    Effective from -

    Does this mean it's always been a B as it has no effective from date?

    Effective date
    The date when a particular band comes into force, or where the entry has been deleted, ceases to be in force. It is from this date that council tax is charged (or ceases to be charged) at the level attributed to that band. If the band appeared in the original valuation list produced on 1/4/93 and no changes have been made since, the effective date will be blank.


    Also
    if the band letter has a small i next to it (eg band Binfo.gif) then that means the extension has NOT YET been taken into account because a relevant transaction has not yet happened. So when the next relevant transaction takes place a band reassessment will be made.

    when was the extension built? The HIPS should tell you!

    Whatever the physical state of the house at the date you purchase, is what the band will reflect when you become the CT payer.

    Any extensions or alterations which have occurred before this date have to be taken into account and if they were carried by your vendor then your band may in fact be increased. I stress the word may. Not all extensions will result in an increased band.
