halifax mortgage process...

hi there I am going through a mortgage application with the halifax got a mortgage promise from them with a B pass therefore have proceeded for the full application. have now paid for the valuation fee and this is to be instruced within the next coming days.
what I am wondering though is whether it is normal to pay out for valuation fees prior to the mortgage offer as the paperwork does show this as non refundable??
anyone had any dealings like this with the halifax or can shed any light for me it would be much appreciated....

They can't offer a mortgage without the valuation report.
If the valuer says "the propery's a wreck" or "it's only worth £100k, not the £150k you are paying for it" your fee has been spent and you get no mortgage for it.
That said, if the valuation and other information that you've provided them with stacks up there should be no problems.0 -
yeah I appreciate what you are saying there its just hard when everytime I look into properties its reservation and survey/valuation fees but it all adds up if you dont get the mortgage...
property is new build and not overly priced therefore shouldnt be any problems..
