Old home/new home and BR dilemna

Ok, I'm done with the research, fact finding, arguing with trol....ahem.
I'm going to phone the court in the morning and enquire about filing BR petition.
In the meantime (and for the nth time) I have another query and was hoping someone could advise?
Want NR to repo me. No mention of it yet but by the end of the month when they don't get payment phone will be a-ringing.
Have found a house to rent (yay) Have put down holding deposit (for admin etc) Will be claiming LHA so need gurantor (signing forms for me this weekend)
When I complete forms I will not be technically BR. But hopefully it will be the case in next few weeks depending on whether I can get appt quickly.
I am moving the BR along quicker than planned because I can only apply for LHA after going BR.
So my questions are:
a) should I tell LA that I am about to go BR? (forms I have to sign suggest I will fail credit check anyway due to claiming benefits so is it worth disclosing it now or later?
b) Do you think that is I disclose it will wreck my chances of them agreeing to tennancy? I have a gurantor (my sister) who earns 100k per year so they would have no worries collecting rent if I was a risk.
I want to be honest but I don't want to risk losing my new home either. I know that NR will be all over me when I don't pay mortgage this month and just want to hurry up, secure new house and put them in the picture as soon as I have moved out. (Have to say, they have been very understanding of my situation)
I don't want to do anything dodgy here, I just want to ensure I don't lose my new home. I can pay the rent until LHA claim is processed-Mum and Dad are going to help for the interim, just not looking to make unnecessary waves either.
Talk about bad timing, everything is happening at once!

It is best to be up front and honest at the outset with these people. Many people on here have been honest and still been accepted for a rental property.

I agree, though I can't quite find it in myself to have the courage to tell the LA...would be so embarassed.
Will email LA in the morning and give her the whole story. Fingers crossed it won't affect the tennancy. Good luck....although you'll be suprised many many landlord relationships improve know end if your honet & upfront

the only way we managed to get a rented house was not to say anything. as we tried more than 6 times + & told the agents evrytime about our situation & everytime they came up with an excuse not to help us. so we deiced not to say anything this time & it worked. trouble is will the ll tb told by or as we are not br until 10th sept. i hace word from cab that they will not contact ll unless we are in arears with rent, you hear so many things thats it is hard to beleive one over the other. even cab. as we will only have been living there for 2 weeks by the time we go br we wouldnt have paid a months rent apart from the up front parst that you have to pay.BR on 10th september 2009. :shhh::shhh::shhh:

The OR has a duty to inform the landlord but in practice many don't.

That's the exact same situation I'm in. I'm planning to go BR next Tuesday and would have signed tenancy before then give or take a day. I'm paying 6wks dep and one month in advance so they will have no real idea of my payment record. I am praying the income of my gurantor will satisfy them and they will allow us to move in. Otherwise I'm well and truly up the creek.
I have hedged my bets, assumed that OR will inform LL so wanted to get in there first and show my willingness to be upfront about it.

Another thing I have just thought of. Having thought about it, I will be BR before the tenancy is agreed if they allow it because it will take a day or two to check refs for my gurantor etc.
Therefore I don't need to disclose that I'm renting because on said day I will still be on my mortgage. And if I do tell them I'm renting won't that just make it look like I'm renting and paying a mortgage?
