Probably never as they are fair and unlikely to be able to be challenged as being unfair. Plus, you agree to them in advance and you cant complain you didnt know about them. And, you only have them if you choose a deal that requires you to hold the mortgage for a period (to cover the costs of the deal).I am an Independent Financial Adviser (IFA). i suppose so, but you never know about time we got some monies back from the bank robbers, always taking advantage of the less well off.
thanks for the answer

The banks may be responsible in part for the current crisis but they are also responsible for providing significant tax income for the treasury for much of the last 15 years. Much of which was earned overseas.
They are also not responsible for you deciding to change your mortgage frequently or your choice to buy deals that involved tie ins.
Criticise them on things they have done wrong but dont sink to the level of blaming them for all evils.
The supermarkets make more profit out of a typical UK consumer than a bank does.I am an Independent Financial Adviser (IFA). How are they 'robbers'? The ERCs are part of the mortgage contract you agreed to. It was you that wished to end the contract early.
And how exactly are they 'taking advantage'?0
