bankruptcy and moving house

I am going bankrupt soon and was hoping to move house ,I currently rent from a letting agent and want to move.Is it better to rent from a private landlord than an agency? And another question is if I rent privately is the OR likelt to disclose my bankruptcy to them?

We're gong through this now. Our home will be repossessed so were having to find a home to rent. We originally didn't think that it would be a problem and contacted various agents. The difficulty with agents is that regardless what the oR says (and I doubt they'd say any thing anyway) they do a credit check on you anyway. As a bankrupt you wouldn't get a rented property through an agent unless you have a guarantor who reaches certain requirements regarding their income and also pass the credit check.

We've come to relise that we have to find a private landlord who is willing to take us on and that it proving to be difficult - finding the landlords who advertise privately I mean.

Not strictly true - many people on here have been upfront with the lettings agent and been accepted. It is advisable to tell them about your BR before you hand over the money for the credit check. It is ultimately up to the landlord whether or not they will accept a BR.

The OR does have an obligation to inform the landlord of your bankruptcy but in practice they do not always do so.

So let me get this straight. The agents are only speaking of their 'clients' so to speak. If a landlord chooses to advertise with an agency but doesn't want the agency involved in overseeing the property or collect rent then I will be able to go straight to the landlord?

if this is true i'm really unhappy at the agents in my city because I feel they've not been quite truthful in giving the whole picture here.

You know what, I sick to the back teeth of companies pretending to offer you help and advice when all they're doing is looking after themselves.. welcome to the real world Michelle!

The agents can either be instructed to let the property or they can be instructed to let the property and manage it - either way the landlord has the last say on who lets the property.

If the agent is instructed to let the property you would have to go through the agent (how else would you know who the landlord is?).

    Hi

Have you tried your local council housing office? They provided us with a list of private landlords who accept housing benefit, pets, people who may not get thru credit checks etc. The list is updated every week, we can just ring and they email the latest list to you. Hope that might help?
