best fixed deals for remortgage of 50k plz

as above,50k remortgage 300k home value perfect credit history 13yrs term left.hsbc 3yrs with no fee rate 4.88 an 5 yrs with £1000 fee rate 4.95 both fixed.but would be open to other opinions as a comparison an thought.fixed gives peace of mind thats all.cheers:D

Take a look at Moneyfacts and work things from there.

3 year fix First Direct 4.24% looks promising (£499 fee)
5 year fix and your HSBC deal looks good

The idea of any fixed rate deal at 4.5% plus being 'good', when lenders are getting their funds for almost nowt, is an interesting take on things...

5 year swap rates are currently 3.64% for those banks that can actually raise the funds. Not "next to nothing". Higher risk lenders have to pay more and highest risk lenders can't raise the funds at all.

Typical mark up on a mortgage is around 1.5% - 2.0% over a historical period. You would expect this to widen at times of increased economic stress to account for higher write-offs.
