halifax AIP

hey there guys I have applied for a mortgage with the Halifax and have been issued with an AIP on a B pass can anyone enlighten me as to what this means???

    There are (or certainly were) 6 scores.

    A to F.

    A,B and C are passes. D to F are fails.

    Underwriting requirements are (were) stricter on C passes than on A and B passes.

    In other words, they like you.

    thanks for getting back to me...

    I just checked my experian credit report and there is no search showing up for the halifax so I am just wondering where the AIP decision has come from........any ideas??

    Not sure.

    It's possible that they've just used the one credit reference agency for an AIP (to keep cost down - they used to issue 4 AIPs for every full mortgage they did) and would do a wider/deeper credit search on receipt of a full application.

    But I'm guessing.

    Halifax definitely use Experian for their agreement in principle, that should show on your report. It may be a glitch that it is not showing up yet.

    For an AIP, Halifax only do a 'soft' footprint (quotation search), the full score is only done on application.

    However, I thought that you should still be able to see the search yourself (the idea being that other lenders can't see it so it shouldn't affect your score).

    Maybe it is a glitch, as has been suggested.
    Are the words 'I have a cunning plan' marching with ill-deserved confidence in the direction of this conversation? :cool:

    the aip is only using a credit scoring system and doesnt show until a full application has been processed as the full credit search has not been carried out - usually because people will tend to shop around for the best deals and some will get a number of agreement in principle from different lenders. I am curious as to how you knew it was a 'b' pass as this is generally something that is not disclosed to the customer.

  • I got an AIP from Halifax. I was told for the AIP a credit search was done but when I apply another search would be done. The Halifax person told me that if you pass the AIP you basically have a 99.9% chance that you will get the mortgage offer. When I applied for the mortgage (in July) it took 4 days to get the mortgage offer.

    hi there thanks for the replies I guess i'll just have to wait and see what happens when the full application goes through..

    when I called the broker they advised me that I had a B pass but that doesnt mean much to me....

  • I got an AIP from the Halifax but no searches were recorded on my Experian/Equifax or Call Credit files.

    My AiP from Britannia did show up, so I dont know why the Halifax searches dont...
