Applying for a Mortgage for a Repossession

Options
I have an offer in on a repossession and the public notice is currently out.

I have had an "agreement" in principle from HSBC a couple of months ago. I have phoned up to sort out a second mortgage interview to sort out my application but have been told that even though they won't let me apply until my offer has been accepted, they can't guarantee that my application will be complete within the 28 days required for a repossession.

argh! Any (sensible) advice?
