My opinion is that the cost of the mortgage over the life is a useful tool. Especially for mortgages that are either lifetime trackers or those that do not go onto SVR after a preferential period.

It also helps people balance out the cost of remortgaging (which as we know is not just about application fees and Early Repayment Charges but also about exit fees.

You are correct, the cost of both the " incentive period" and the "full term" should be considered .

Yes there are various exclusives
- some to the whole broker market,
-some to just a certain broker ( or select few- talking the really big boys here- although I do have concerns that these are sometimes based on volume guarantees)
- soem exclusives to certain "networks or mortgage clubs" - some of these clubs may restrict access to either their own ( appointed rep) membership , or to those that are "directly authorised" - I think the latter will usually be able join more clubs than the "appointed reps"
