85% LTV Mortgage Reqd

Hi Guys,

Haven't been on here in such a long time, I'd forgotten how useful the site was until I started reading it again :D

Here's the deal so far:

Been looking to remortgage at around 85% LTV. I've been on t'internet and all of a sudden the phone is ringing off the hook.

London and Country keep calling, as do beatthatquote.com, and another crowd called Carrington Carr. (After reading through the site, Carrington Carr will be bombed out of the equation.)

I have been unable to take the calls because I'm at work when they phone, and I've advised them that I'd rather do it all by e mail until I have to talk to them.

I have had defaults in the past, but they are due to drop off in the next 3 months or so. My credit rating is "FAIR" according to experian, god love'em, but I appear to be having problems getting the remortgage.

I'm lucky that my annual salary is 45k, no savings to speak of, unless you count a couple of grand tied up elsewhere, and am looking for around 150k for a fresh start and everything under one roof so to speak.

Any suggestions guys? I am fairly novice at stuff like this, in fact a complete beginner more or less.

Any advice will be very gratefully received and taken on board.

    Just switched phone on, 12 messages from Carrington Carr and six from London and Country.........

    I'm looking for 85% ltv at the mo too, very hard to come by unless you are a FTB, or are willing to take on a realllllyy STUPID rate of interest with a hefty reservation fee.

    I have used L&C for years and think they are great. My girlfriend and I earn about 70K and we want to put down 120-150K deposit on a 240K mortgage and we have been rejected twice since Friday. It appears mortgage companies are being very very fussy. I was so sure we would not have any problems but about to go round bouy again in morning :-(

    Hard to come by if you are an FTB too, believe me! e.g: For a house of £173k, 85% or even 80% LTV means repayments in excess of £800 pm. However, go for 75%, and you are right back down to just over £600 pm.

    I know some people will say we're aiming high for FTBs, but just spotted a perfect house on the market for just under the stamp duty threshold. We've got over £30k saved. Not that long ago we could have offered on this property with a bit left over - now it looks like we need at least another £10k. This is crazy, we've been saving for ages, please, someone, quit shifting the goalposts...:rolleyes:

    It seems, judging by the number of voicemails, that L&C are either very desperate for business or they have the solution for me :)

    But then again, Carrington Carr keep calling up too :(

    I just want to remortgage my house, I'm going to keep living there, I like it there, it's lovely :)

    And now "beatthatquote" are phoning at least ten times a day, if this was a Debt Collection Agency, I'd have them up in court :mad:

    Anyone any suggestions?

    Been speaking to London and Country, are they any good? Or are they cowboys?

    And beatthatquote are just getting to be a pain now :(
