Mortgage Advice Please

Could someone give me some advice please. My fixed term mortgage finishes on the 31/8/09 with the Market Harborough BS. We owe approx £60700 and have 18 years left. Our payments are currently £453 per month, by doing nothing our payments will go down to £441. They have offered us 2.50% discount for 2 years with no early redemption fee and a £250 arrangement fee with £95 admin fee. This appeals because if I carried on paying the same amount each month it would take time off the term. 321 Discount mortgage 3% year 1 2% year 2 & 1% for term £95 admin fee no arrangement fee. 1.50% discount for term £95 admin fee no arrangement fee. I find it all very confusing. :confused:
