Anyone else seeing this ?, or on the otherside of the coin, as anyone seen property that has had it's price increased and sold on the back of the recent media spin machine ? Nothing in my area has but wondered if other people had seen it.
Just on another point, what are transaction levels like ?, in my area....
355 sold in 2007.
160 sold in 2008.
61 sold so far this year.

You think even in the HPI days people were routinely raising their asking price? Of course it happened occasionally but not routinely. No, what usually happened is people sold for above their asking price.
Now here we have a survey saying the price of the average house has risen over one month and to achieve this you think asking prices must have risen? What I can say is, that in our neck (Gloucestershire) prices going down.
You can easily get a 4 bedder detach in a good location for less than 220K, the falls in the 3 bedders are even better pushing down to 150K and still going.:beer: 2 years ago nothing of that sort was less than 300k.
Lots of new listing at more sane prices (tho still insane in my book).Five exclamation marks the sure sign of an insane mind!!!!!

Just to edit, property bee has quite a few houses that raise their price hoping for a mug, if you have the program and use the toolbar function, all the houses that have raised their price are in green.

More likely the ones that are selling are just getting closer to what they're asking for in the first place, which I think ties up with the report on asking prices vs sale prices we saw recently.This is a system account and does not represent a real person. Ad - how do you work out how many houses have sold in a particular area within a particular timeframe?
I'd be very interested to look at this for my area :-)
As for your originall question - up here in coffin dodger valley house prices are keeping their level and quite a few selling - mainly due to the fact that it's in high demand/few come on the market. Areas around the district that are, let's say, somewhat less desirable, are dropping fast and still no sales. It's mainly the ex-council and slum flats that seem to be dropping. Semi's and bungalows in good areas aren't going anywhere (sadly).I'll have some cheese please, bob.0 -
presuming gap between asking and achieved prices has narrowed. sellers fears have decreased and ability to keep home increased. buyers have to achieve closer to asking price again if they want to buy. not many able to do this, +lower offers less likely to work as sellers fear factor reduced. result=continued low transaction levels. its a lot easier for everyone to be happy with what they've got right now than to try buying or selling imoPrefer girls to money0

I have been tracking a house on property bee since it went on the market about this time last year.
Original price 399k, dropped to 375k about six months ago
Now dropped to 345k
I hope to buy this house in a year or two for about 250k
So I'm just going to keep waiting.

Anecdotal, but a few weeks ago, the agent backed a gazumping attempt on the property we've just bought. I took this to mean that we were paying a sensible price.
When the property was first marketed in April, there had been few green shoots stories, whereas by July, they were everywhere. Fortunately, our vendor had principles and more than simple £ to consider.:D0
