Advice Please

I am just entering Stressville.
I am currently going through the process of applying for a mortgage via an IFA.
Our application has got pre-approval and tomorrow we put the application in. Property worth £135k, mortgage for £96k
I have just run my credit check with Equifax, just to be check things were as expected. I have never run one of these because, well i never thought I would need to.
Anyhoo, I can see that RBS have credit checked against the 2 address I gave them (current address just under 2 years, last address just over 3 years). So if we got pre approval no problem there. However what I can see has surprised me somewhat. A linked address is added and on it shows a CCJ from June 2004! for £205. Now I plan to dispute for this for a number of reasons, the main one being the debt isn't mine, and the I haven't lived at that address for many years and left with no debt against my name.
So, will that CCJ cause me a problem on the actual application and will the IFA be able to explain to the bank it is being disputed or am I screwed and going to have a wife with a perfect credit score wanting to kill me for ruining the move to our first owned property?

Surely if they've already run the credit check then it isn't a problem

I have no idea if on the actual application they go further into your history.
Now if I hadn't have looked today I would be have ticking NO next to "do you have any CCJ's". So if they did go further than their initial checks on my current and previous I would be lieing. Not good.
I suppose my best course of action is to explain the situation to the IFA and does what he suggests.0 -
Is the CCJ showing as in your name or similar name but you have never lived at that address? Tell your IFA he can then prempt any query raised. Could be just someone with the same name but different date of birth? Or could be a case that someone assumed your identity then, dispute it and see what comes back but these things do happen, if the IFA knows the facts then he can tell them in advance that you are aware and dealing.I am a Mortgage Adviser

I lived there, the name shown is mine (although on all other records on my account either my middle name or initial is used but not on this).
I think it is just a case that some has nicked my idendity. Just a worry the day before my application goes in I discover this. Should have checked at the beginning I guess.0 -
Well the Mortgage application was sorted last Tuesday via our IFA.
What are the general timescales for a Mortgage offer before being approved/declined.
We had a pre-approval done so does that make the process any quicker?>?0 -
If the CCJ is not yours then you need to register this with the credit reference agency concerned and get them to look into it.
There are no general timescales for mortgage offer as it is dependant on the valuation and your payslips/bank statements all stacking up as per the information through the AIP.
Have you told your IFA? important for him to know because he can then forward the information that the CCJ is going to be queried etc.

Told the IFA when he was with us last week as we signed the forms etc. He doesn't seem to think it will be an issue, as we got pre-approved after a credit check.
Currently in the process of trying to get to the bottom of this.
