best way to fund house purchase in france?

I have virgin one account mortgage paying 5.7% interest.
I have £5000 remaining + £5000 on 0% credit cards.
House is worth about £240,000 and I have a facility to withdraw about £72000.
I need about £80,000 to complete the purchase of a house and a bit of renovation work. The offer has been accepted. So in effect I need mortgage funds of about 90000 as all savings are in the virgin one account.
Joint post tax income of about £2800 per month - possibly will increase as wife is part time at the moment following children.
I have been very unimpressed with very limited mortgage options in France, but am impressed by rate of about 3.45% variable linked to the euribor.
This would involve considerable fees to set up of around £800 = banks + notaire fee. I would also then have to exchange pounds into euros on regular basis which won't be free and is obviously variable. Although I note that pound is about 18month low.
Alternatively I could for £75 increase facility of virgin one or remortgage completely in the UK and transfer all the funds to a french bank account and pay for it that way.
I am totally confused and would _really_ appreciate any thoughts on this.
