I would recommend you go and see a broker or please give more information for people to try and assist you further.
What is it that you are trying to do - purchase, remortgage, buy to let?
What features are important to you in your next mortgage?
How long do you want to commit to your next mortgage?
What type of product do you want if you dont want a fixed rate?
And why?

What you hoping to achieve by that?
Your costs will outweigh any benefit you can get. You may be able to pull a 1 year preferential rate but anything less is really unheard of. You might find the odd deal but the cost of setting up a mortgage and running it doesnt really meet your kind of plan.
Go and see a broker but dont be suprised if they put you straight on a variable rate of somewhere between 5 - 7%
Just remember when you sell you will pay legal fees, estate agent costs etc. The only kind of short term property are normally investment property as renting normaly proves cheaper on suchg a short term. no I didn`t plan to rent, however, it may be an idea. I am planning to work in Ireland hence the reason for selling after 6-12 months. Yes, I may think of renting. Thanks0

Have you considered that it may take longer to sell?
You should be able to repay but will it be more difficult if you cannot sell as soon as you hope? What risk are you prepared to take? Can we find a less risky way forward?
