Best High LTV mortgage deal...Use a broker?

We need to remortgage and want to release equity, so we can rent the current flat and buy a house in the future. Therefore we are looking for a high loan to value (LTV > 80%) mortgage. And we were considering having an offset so we can have instant access to funds for the deposit on the house.
The best deal we have come across is Natwest, up to 90% LTV, offset at their SVR (3.75%).
Do you think that this is a good deal?
Is Natwest a good provider?
And lastly should we use a broker to get this deal through or go direct?
