Yes greenwellies we are sorry, this infobank has just sprung from nowhere and begun attacking brokers in general. He seems like he's just out to stir trouble and I'm sure he will be removed before long. If you want we can start another thread and discuss your issues on that?

Hi,
Thanks for all the replies.
If I am honest I have not yet read them all, as there is a lot to take in.
Having scanned through these messages, I thought it might be helpful to say that my existing mortgage IS with HSBC. I also bank with them. The reason I was looking to change in May was because when I first brought this house (shared ownership) it too 9 months to go through, and then when I brought the other half out 3 years ago it also took 9 months to go through. So I didn't want to leave it too late.
As it stands I am fretting as this month and next month, the mortgage money will be coming out of our overdraft *cringe* so I darn't end up paying an additional £300 a month in December, there's no way on this earth I can afford it.
Thanks again for your replies, I will read them later when I have 'quiet time' to focus on the advice, and then I will thank the relevent posts.
