fair credit rating & 20% deposit

    Based on your info, you should be able to get a mortgage with some high street lenders - I would see a broker - Whole of market, as opposed to firing applications into everyone, as this will lower your score.
  • I am in exactly the same situation as yourself except that my rating is 801 and my salary £40K. I have four defaults 3 satisfied and one balance of £930 which should disappear as soon as lender changes the balance as they have now confirmed that the file is now closed.

    My mortgage adviser has advised that I try RBS before I accept the Platform offer where I have an agreement in principle for 75%. I am looking for 80% to 85% that is why I am keen to try RBS before i borrow more money from family to take up the platform offer. I will post something next week once I have an anwer from RBS.

    But do get in touch with a whole market broker as above poster has suggested.

    In the meantime, it would be interesting if any posters out there, who are more or less in a in a similar situation as us and have been successful in getting a mortgage. Would love to hear from you so that we can assess what our chances are.
  • At the beginning of the year I had three defaults on my credit file, but as the affordability was good I thought I would apply for a mortgage with the Abbey and also Halifax. Both rejected me and my partner (she has perfect credit history and 10% deposit). Six months later and the defaults are now off and the previous searches a credit scoring distant past, I have passed the credit score with Britannia on a good rate. I didnt bother with the Halifax again as they have raised their rates so much in the last 6 months they are completely uncompetitive.
